Mortgage Calculator
A mortgage payment is more than principal and interest. Add property tax, insurance, HOA dues and PMI to see the number that will actually leave your account each month — and how much of it is interest.

Where a mortgage payment goes
Principal and interest is the loan itself. On a 30-year mortgage the interest portion dominates the first decade — that's not a trick, it's just interest being charged on a balance you've barely reduced yet.
Property tax and insurance are costs of owning the home, not of borrowing. They usually rise over time, so treat today's figure as a floor rather than a ceiling.
PMI is a temporary cost of a small down payment. It buys you nothing and disappears once you have enough equity, so it's worth knowing exactly when that happens.
HOA dues never go away and never build equity. Include them whenever you compare two homes with different arrangements.
Weighing two quotes that differ only in the rate? The mortgage rate change calculator shows what a 0.25%, 0.5% or 1% difference does to the payment and the total interest.
